Free rent averaged over the 13-month lease
More free weeks doesn’t always mean lower rent.
Same $2,800 apartment. Four specials. Four different monthly costs.

|---|---|---|---|
| 6 weeks freeLowest13-month lease | $3,877 | $298 off a month | $2,502/mo |

Every payment, planned to the last dollar.
A special usually shows up as credits on your bill, starting a few months into the lease. RentCalc plans each month, so you know what to pay as the credit runs down, and you can spot it the day a bill doesn’t match the deal.
Move-in money, line by line
Deposit, first month’s rent, fees and anything paid up front, added into one total before you sign.
Credit tracked to $0

Rent specials, explained.
What is net effective rent?
It’s the average monthly rent once a special is spread over the whole lease. A $2,800 apartment with 6 weeks free on a 13-month lease costs $36,400 at full price, less $3,877 of free rent: $32,523, or $2,502 a month on average. RentCalc shows it as Average Monthly Cost, with any monthly fees added, and that’s the number to compare between apartments.
How are “weeks free” counted?
A week of rent is a year’s rent divided by 52. For a $2,800 apartment that’s $646.15 a week, so 6 weeks free is worth $3,876.92. Some buildings count 4 weeks as a month; if yours does, enter the special in months instead.
Does RentCalc include parking and fees?
Yes. Parking, utilities billed with your rent and any other monthly fee count in the monthly cost. One-time costs, like an application fee, go in the money due at move-in instead.
Where is my data stored?
On your iPhone. There’s no account to create, and nothing you enter is sent to us. When your iPhone backs up to iCloud or your computer, RentCalc’s data goes with it.

It doesn’t have to be. RentCalc is free to download and use. RentCalc Pro comes as a monthly or yearly subscription you can cancel anytime, or as a one-time Lifetime purchase. Either way, you can restore it on any iPhone signed in with the same Apple ID.
Which iPhones does RentCalc work on?
